Garages, workshops and sheds, built by an actual builder
Sheds for homes and businesses across Canberra and the NSW side of the border. We do the slab, the engineering, the approvals and the build. Not a kit on a truck and a phone number.
- Licensed builder, ACT 2023538 and NSW 499527C
- Slab, engineering and approvals included
- Homes and businesses
We build garages, workshops, storage sheds and commercial sheds across Canberra and the surrounding NSW towns. Unlike a kit supplier, we handle the slab, the engineering, the approvals and the build as one licensed builder. Most home sheds take 2 to 6 weeks on site, slab included, and we can fit out an office or amenities inside a commercial shed in the same job.

What you get with a builder-built shed
A kit looks cheaper on paper. Then you add the engineering, the approval, the slab, the installer and the electrician. Here's how they stack up.
| Kit shed | Construction Xperts | |
|---|---|---|
| Steel frame and cladding | Supplied | Supplied and built |
| Engineering for your site | Sometimes | Included |
| Approvals | Usually up to you | Checked and lodged |
| Slab and footings | Up to you | Included |
| Putting it up | You, or a separate installer | Included |
| Power, insulation, mezzanine | Up to you | Available |
| Office or amenities inside | Not offered | Same team does it |
| Who answers if something's wrong | Depends who you ask | One licensed builder |
The shed and the office inside it, in one quote.
Usually you'd hire a shed company for the building, then go looking for someone else to do the office, the lunchroom and the toilets. We do the lot on one programme, so the place is ready to work in the day we hand it over.
- Plumbing, power and data planned before the slab goes down
- Mezzanines, amenities and showrooms in the same job
- One licensed builder answering for all of it
Shed rules change at the border
Whether you need approval depends on which side of the border you're on, the size of the shed and where it sits on the block. Send us your address and we'll tell you.
Sheds are Class 10a buildings
In the ACT, a shed or garage is a Class 10a building. Its size, height, setbacks and your block's solar envelope decide whether it can skip development approval. Plenty still need building approval from a certifier.
Small sheds can be exempt
Over the border, a small shed can be exempt development if it meets the state limits: around 20 m² in residential zones and 50 m² in some rural zones, with height and setback rules. Bigger sheds need a CDC or a DA, and farm buildings have their own path.
Every shed is engineered for its site
Steel sheds are designed for the site's wind region, terrain and importance level. A shed on an exposed hilltop near Yass needs a stronger frame than one tucked behind a house in Kambah, and the paperwork comes with yours.
The slab depends on what goes in it
A domestic garage slab is often around 100 mm with mesh. A workshop with a hoist, heavy machinery or trucks needs something thicker with more steel. The engineer sets it, and it's in your price.

What decides what a shed costs in Canberra
Shed prices mostly come down to the size, the height, the doors and the slab, and every site is different. So we quote each shed installed, slab included.
| Shed | What decides it |
|---|---|
| Garage, 6 × 6 m | Doors, the slab and the slope of the block |
| Workshop, 9 × 12 m | Height, doors, insulation and power |
| Commercial shedBy span and eave height | Span, eave height, wind rating and the fit-out inside |
| Kit only, no slab or installFor comparison | Steel only. The slab, engineering, approval and build are extra |
Every price is worked out for your site and your inclusions. The quote and the first site visit are free.

Questions about sheds and garages
Do I need approval to build a shed in the ACT?
Often, yes. Sheds and garages are Class 10a buildings. Some can skip development approval if they meet the size, height, setback and solar envelope rules for your block, but many still need building approval. We check your block and tell you which path applies.
Do I need council approval for a shed in NSW?
Small sheds can be exempt in NSW if they stay within the state limits, which are around 20 m² in residential zones and 50 m² in some rural zones, with height and setback rules. Bigger sheds need a CDC or a DA. Farm buildings have their own exempt path.
Why use a builder instead of buying a shed kit?
A kit is just the steel. You still need engineering, approval, a slab, someone to put it up and someone to answer for it if something goes wrong. We handle all of it as a licensed builder, with one price and one person to call.
How thick does a shed slab need to be?
It depends what's going in it. A domestic garage is often around 100 mm with mesh, while a workshop with heavy machinery or vehicles needs a thicker slab with more steel. The engineer specifies it for your shed.
Can you match the shed to my house?
Yes. Walls, roof, trims and doors can all be picked from the Colorbond range to match or sit nicely with your house.
What wind rating does my shed need?
Every shed has to be engineered for the site's wind region, terrain category and importance level. Exposed rural and hilltop sites need a stronger design. It's all part of the engineering we do for your shed.
Can you put an office inside a commercial shed?
Yes. We do commercial fit-outs too, so we can build the shed and fit out the offices, kitchen, toilets or showroom inside it, all quoted together as one job.
How long does it take to build a shed?
Once any approvals are through, most home sheds take 2 to 6 weeks, slab included. Commercial sheds take longer depending on the size and the fit-out.
