Builders in Canberra and the towns around it
We build across the ACT and over the border in NSW, from Yass to Goulburn and Braidwood. The rules are different on each side, and we know both.
Construction Xperts builds across Canberra and Hall in the ACT, and in Queanbeyan, Jerrabomberra, Googong, Bungendore, Braidwood, Goulburn, Yass, Murrumbateman, Gundaroo and Sutton in NSW. If you're a little further out, ring us anyway. We'll tell you straight whether we can help.
Both sides of the border
We know the ACT and NSW approval rules, the estates and the soils, and we'll tell you which rules apply to your block before you spend money on plans.

What we build where
Which side of the border you're on, who handles approvals, and the kind of work we usually do there.
Canberra
Knockdown rebuilds and extensions in the older suburbs, new homes in the newer estates, and fit-outs in the town centres. ACT planning and building rules apply.
Hall
A small village on the ACT's northern edge, with heritage controls in the village itself. Extensions, sheds and careful renovations.
Queanbeyan
Extensions and rebuilds in established streets, plus garages, workshops and commercial sheds. NSW rules, through council or a private certifier.
Jerrabomberra
Family homes that need more room, second storeys, and garages and sheds to go with them.
Googong
A newer estate with its own design guidelines. New homes, and house and shed packages built to the estate rules.
Bungendore
Rural and semi-rural blocks, where sheds, workshops and new homes need to think about bushfire ratings and wind.
Braidwood
A heritage-listed town, so any work in town needs a careful, sympathetic design. Rural sheds and homes outside it.
Yass
Homes in town, and farm, machinery and storage sheds on the bigger blocks around it.
Murrumbateman
Acreage homes, big garages and farm sheds, built for exposed sites and the wind that comes with them.
Gundaroo
A historic village and the rural blocks around it. Homes, extensions and sheds.
Sutton
Rural residential blocks just over the ACT border. New homes, sheds and workshops.
Goulburn
A regional city about 90 km north-east of Canberra. Homes, extensions, and farm, machinery and commercial sheds, with approvals through council or a certifier under the NSW rules.
Ring us anyway
If you're a bit further out, tell us where. We'll say straight away whether we can do it properly.
Building on the NSW side
Each NSW council area has its own approvals office. These pages cover the towns in each one, how approvals work there and what we build.
ACT or NSW? It changes the rules
The border runs right through our patch. Here's what changes when you cross it.
| ACT | NSW | |
|---|---|---|
| Where | Canberra suburbs and Hall | Queanbeyan, Googong, Yass Valley, Bungendore and beyond |
| Planning | ACT Planning, or exempt if the work meets the rules | Council DA, a CDC through a private certifier, or exempt for some small works |
| Building approval | Through a private building certifier | Part of the CDC, or a construction certificate after a DA |
| Energy rules | 7-star NatHERS for new homes, and no new gas connections | BASIX for new homes and many alterations |
| Things to watch | Protected trees, and heritage or character areas in some suburbs | Bushfire ratings and wind on rural blocks |
General information only. We confirm the approval path for your exact block with the certifier or council.
Questions about where we work
Do you build in Queanbeyan?
Yes. We build in Queanbeyan, Jerrabomberra and Googong, and we know the NSW approval paths, including CDCs through private certifiers and DAs through Queanbeyan-Palerang Regional Council.
Do you build on rural blocks?
Yes. Around Yass, Murrumbateman, Bungendore, Braidwood and Goulburn we build homes, garages and farm sheds, designed for the bushfire rating and wind exposure of the site.
Is it harder to build in NSW than the ACT?
Not harder, just different. NSW has a fast CDC path for straightforward jobs, while the ACT has its own exemption rules. We'll tell you which applies to your block before you pay for plans.
I'm outside these areas. Can you still help?
Possibly. Ring us and tell us where the job is. If we can't do it properly, we'll say so straight away.
Building somewhere around Canberra?
Send us the address and a rough idea of the job. We'll tell you which rules apply and when we could start.
