Builders in Yass, Murrumbateman, Gundaroo and Sutton
Acreage homes, extensions, big garages and farm sheds across the Yass Valley, from a licensed builder based in Canberra.
Construction Xperts is a licensed builder working across the Yass Valley area of NSW, including Yass, Murrumbateman, Gundaroo and Sutton. We hold NSW contractor licence 499527C. Approvals here go through Yass Valley Council or a registered certifier, under NSW rules, and we handle them for you. Site visits and quotes are free.
Towns we build in across Yass Valley
Sutton is just over the ACT border, and Yass and Murrumbateman are an easy run up the highway from our Fyshwick office.
Yass
Homes in town, and farm, machinery and storage sheds on the bigger blocks around it.
Murrumbateman
Acreage homes, big garages and farm sheds, built for exposed sites and the wind that comes with them.
Gundaroo
A historic village and the rural blocks around it. Homes, extensions and sheds.
Sutton
Rural residential blocks just over the ACT border. New homes, sheds and workshops.
Exposed sites
Many Yass Valley blocks are open and windy. Sheds and garages are engineered for the site's wind region and terrain category, and homes are designed with it in mind.
Acreage and rural blocks
Bigger blocks bring longer service runs, water tanks and on-site wastewater, and bushfire ratings that shape materials and design.
Historic villages
Gundaroo is a historic village, so work in the village itself needs a design that suits it.
How approvals work in Yass Valley
The Yass Valley area is in NSW, so NSW planning and building rules apply, not the ACT ones. Here's the usual path, and we handle each step.
Check if it's exempt
Some small sheds, carports and minor work are exempt development and need no approval at all, as long as they stay within the size and setback limits.
CDC or DA
Work that meets the NSW standards can get a complying development certificate from Yass Valley Council or a registered certifier. Everything else needs a development application to Yass Valley Council, lodged through the NSW Planning Portal.
Construction certificate
After a DA is approved, a construction certificate confirms the detailed plans meet the building code before work starts.
BASIX and insurance
New homes and some alterations need a BASIX certificate, and residential work over $20,000 needs home building compensation cover.
Inspections and sign-off
The certifier inspects the work at set stages, then issues an occupation certificate after the final inspection.

Do you build in Yass, Murrumbateman, Gundaroo and Sutton?
Yes. We build new homes, knockdown rebuilds, extensions, sheds and fit-outs across the Yass Valley area, including Yass, Murrumbateman, Gundaroo and Sutton. Sutton is just over the ACT border, and Yass and Murrumbateman are an easy run up the highway from our Fyshwick office.
Do I need a DA or a CDC in Yass?
It depends on the job. Some small work is exempt. Work that meets the NSW complying development standards can get a CDC from Yass Valley Council or a registered certifier, which is usually quicker. Anything else needs a development application to Yass Valley Council, then a construction certificate. We check which applies before you spend money on plans.
Are you licensed to build in NSW?
Yes. We hold NSW contractor licence 499527C, as well as ACT builder licence 2023538, Class A. You can check both on the public registers.
Do you charge to come out to Yass?
No. The first chat and the site visit are free, in Yass as much as in Canberra.
What insurance do I need for residential work in NSW?
Residential building work over $20,000 in NSW needs home building compensation cover. We arrange it as part of the contract, and you get the certificate before work starts.
