Commercial fit-outs in Canberra

Offices and shops, finished before your opening day

Your rent starts whether the fit-out is done or not. So we plan backwards from the day you want to open, and deal with the landlord, the certifier and the trades along the way.

  • Class A licensed builder in the ACT
  • Week-by-week programme before you sign
  • After-hours work so you can keep trading
Short answerUpdated

We fit out offices, shops and showrooms across Canberra and Queanbeyan, from bare shells to refreshes of spaces you're already in. The price depends on the space you start with and the inclusions you choose: rooms, joinery, services and after-hours work. A small office or shop usually takes 3 to 6 weeks on site, and larger ones 8 to 12 weeks or more.

You're opening a shop or showroom

A layout that works for customers, stock and staff, finished before the first day of trading.

What is the difference between a Cat A and Cat B fit-out?

You'll see these terms in leases and agents' listings. Knowing which one you're getting tells you how much work, and money, is left to do.

Local know-how

Good to know before a Canberra fit-out

These are the things that push out opening days. We sort them before the first wall goes up.

Cost

Every quote broken down line by line

Joinery, services and after-hours work move a fit-out's price the most. So every quote we give is broken down line by line, and you can see exactly where the money goes.

Landlord

The landlord signs off first

Most leases need the landlord to approve your design before work starts, and bigger buildings have their own fit-out guide. We prepare the submission and chase it, because it's often the slowest step.

Access

Accessibility rules can kick in

When a fit-out needs building approval, the access rules under the building code and the Premises Standards can apply to the work, such as an accessible toilet or a step-free entry. We flag it early so it's not a surprise in the quote.

Centres

Shopping centres have their own hours

Centres like the Canberra Centre or Westfield Belconnen set when trades can work, deliver and make noise. We plan the programme around the centre's rules so you don't lose days.

Costs

What decides what a fit-out costs in Canberra

Fit-out prices depend on the space you start with and the inclusions you choose. Shops and specialist fit-outs depend much more on the design.

Type of fit-outWhat decides it
New fit-out of a bare shellRooms, joinery, services and finishes
Light refresh of an existing officePriced on the scope
Shop and retail fit-outPriced on the design

Every price is worked out for your site and your inclusions. The quote and the first site visit are free.

Need the building too?

We'll build the shed and fit out the office inside it.

For trades, depots and warehouses, we build the commercial shed and fit out the office, lunchroom and toilets inside it as one job, so the building is ready to use the day we finish.

FAQ

Questions about commercial fit-outs

How much does an office fit-out cost in Canberra?

It depends on the space you start with and the inclusions you choose: rooms, joinery, changes to power, data and air, and after-hours work. Refreshing an existing office can cost a lot less than a new fit-out. We give you an itemised quote after a site meeting. Our cost guide has more detail.

How long does a fit-out take?

A small office or shop often takes 3 to 6 weeks on site, and larger fit-outs 8 to 12 weeks or more. Design, landlord approval and building approval come first, so start early if your lease has a fixed start date.

Can you work after hours?

Yes, where the building allows it. Noisy work can move to nights or weekends so you keep trading. We'll confirm what's possible for your site at the first meeting.

Who gets the landlord and certifier approvals?

We do. We prepare the submissions for the landlord and the building certifier from your designer's drawings or ours, keep you in the loop and get your sign-off wherever the lease needs it.

Do you do the design as well?

Either way works. We can build to your designer's drawings, or coordinate the design ourselves as a design and construct job, which usually saves time and keeps the budget in one place.

What's the difference between a Cat A and Cat B fit-out?

A Cat A fit-out is the base a landlord provides, like ceilings, lighting, air-conditioning and floor finishes. A Cat B fit-out is the tenant's layer on top: walls, offices, kitchens, joinery, data and branding that turn it into a working space.

Can you build a warehouse and fit out the office inside it?

Yes. We build commercial sheds as well, so we can put up the building and fit out the office, amenities and showroom inside it, quoted as one job.

When do you want to open? Let's work back from there.

Book a site meeting. We'll walk the space, read the lease requirements and give you a programme and an itemised quote.
